How does $400,000 in NA compare?
400k is more than double the current median value of homes in the U.S., which is currently $195,700. But we know North Andover is not like the average American real estate market.
It may be twice the US median value, but 400k is in the lower end of North Andover home price ranges. But still, we’re lucky. In metropolitan markets, 400k won’t buy you a single family house.
City means condos.
In places like Boston, Chicago, New York, and San Diego, 400k is condo-only territory. Though, to be fair, 400k condos in those cities will probably be fairly nice units with walk-in closets and stainless steel appliances.
CBS Money Watch says that buyers who want more bang for their buck should consider cities like Oklahoma City, where $400,000 will buy 3,500 square feet, 4 bedrooms, an acre of land, and a 3-car garage.
You won’t find properties like that for under 400,000 in North Andover, but just for fun—here’s what $400,000 houses look like in cities across the country.

Despite being almost double the median value, this 400k house is on the lower end of the market, just like here in NA.
In North Andover, this $400,000 house would cost about $745,005.
Boston
- 3 bed, 1 bath, 1,368 sf 1950s-era bungalow (it’s actually in West Roxbury).
- Median home value: $467,700
This house would cost about $406,670 in North Andover. Not far off its actual $400,000 price tag. Which makes sense, given its proximity.
Chicago
- 2 bed, 2 bath condo with 12-foot ceilings
- Median home value: $182,200
This one is a little surprising. The price is more than double the median value, and still the unit is just a 2-br condo.
In North Andover, this condo would cost about $1,043,907. Seems way too high for a 2-BR condo!
Miami
- 1 bed, 1 bath, 732 sf condo
- Median home value: $442,100
Another condo-city example. But is it really any surprise that Miami of all places has high media values?

Oklahoma City

This is a classic example of how metro area impacts home values. This house is gorgeous and would be worth much more than 400k around here.

- Median home value: $500,000
Further evidence that 400k means a condo if you live in a city! And a small condo, at that. San Diego, however, has a reputation of being one of the most expensive cities in America.
